The Four  F’s of Home Buying
Buying a house (to some) can be an intimidating, frustrating, time-consuming endeavor and for most the largest purchase they will make in their life. But with a team of professionals by your side, it can also be one of the most exciting and gratifying experiences you’ll ever have.  THAT is our goal.

Finding the right home that fits your life and the lives of your loved-ones.
                This is best accomplished by, first, getting a pre-approval from a Mortgage Lender.  It’s this first step that allows you learn what you can afford and (sometimes) what you may need to do to qualify for the right loan that fits your budget.
Once we know the price-range, we can start the exciting process of home-shopping (OK, some won’t find this part all that exciting).  It is during this process that we take in to consideration the obvious (Bedrooms, Bathrooms, Schools, etc) and the not-so-obvious, such as condition, quality of construction, neighborhood amenities and your personal tastes and preferences (home style, colors, finishes, etc.)
After that perfect place is discovered, it’s time to make an offer.  This is where years of negotiation experience will be on your side to ensure that your getting the best value for your home-buying dollar and an offer will be drafted that protects you against every possible unforeseen condition or situation in what is possibly the biggest purchase you will ever make.
Financing; This is the second step and is as important as any of the 4.  Working with a licensed loan officer that will take the time to sit down with you and to go over not just one option but all of them is key.  There are many different programs out there and each one has its own benefits.  Our promise is to walk you through this process and to give you as much information we can to help you make the best educated decision you can.
Many times a lender or loan officer will put you in a program that is best suited for them or pays the most to the company.  We do not operate in this fashion!  We put you and your loved one first!  When working with you we look to build a long term relationship with you.  If you don’t walk away saying you have had a “10” experience than we haven’t done our job.
Finalizing the purchase of that ideal home (Closing). Once you have arrived at “Mutual Acceptance” (when you and the Seller agree on all the terms of the sale), it’s time to Close the Deal.  This requires a licensed, professional team that is experienced in a wide range of financing options, local & Federal Real Estate laws, and in completing thorough property title searches to ensure that there are no “clouds” on the title.  In other words, they make sure that all parties get what’s coming to them and you get to enjoy your new home as your own.  Once all the documents are signed, they coordinate the recording of your purchase with the City or County and notify us that the home is now officially “yours”.

Furnishing the that ideal home (Moving in).  Now it’s time to transport your belongings to your new home.  Sometimes this accomplished by enlisting the help of a friend with a pick-up truck while, other times, it requires the services of professional moving company.  If you financed your purchase with our lending Partner, Fairway Independent Mortgage, you may qualify for free moving assistance.  Ask your loan officer for details.
