New Construction- Why Many Prefer New over Existing (Used)

The Real Estate Market has been in the same situation for almost two years, now; Not enough homes on the market to meet the demand.  Naturally, this has sparked an increase in new home construction. 

My previous blog post (9/19/15) detailed the many advantages of buying a newly constructed  home over existing homes.  A few of these are illustrated below in the results of polls taken by HUD, the US Census Bureau and the Nation Association of Realtors.
 There are many other advantages to buying a new home;

  • Home-Builders are business-people and tend to be less emotional about a sale.  Their goal is a profitable sale and a satisfied Buyer.
  • New homes are often easier to finance several different ways since Building Codes require they meet the standards set by the FHA & VA.
  • New construction allows more flexibility in timing the closing; The Builder usually knows (within days) when a home will be ready for occupancy (and Closing). Builders typically don't have the urgent time-constraints that home-owners sometimes have (i.e.; not being able to close on a sale until their next purchase closes).
  • Desired features & upgrades can be added and included in your mortgage.
  • Most Home-Builders offer extended Warranty plans, protecting the Buyer from unseen defects for up to 10 years.
  •  Maintenance costs are logically lower since everything in the home is brand new and covered by the manufacturer's warranty.
